Carry out appraisal, take photographs, produce details, advertise on the interenet
and in local press.
Accompanied viewings if required.
Find a prospective tenant, carry out reference checks, including credit checks.
Prepare tenancy agreement.
We will inform all the utility companies for you i.e. gas, water, electric and council
tax.
Collect the rent each month and arrange for it to be paid by BACS into the landlords
bank account.
Collect deposit and hold via our tenacy deposit scheme (extra £25 including vat
charge applies).
We will take comprehensive colour photographs of the property before the tenant
moves in and hold a copy of the inventory provided by the landlord on file.
We will conduct periodic inspections and send a written report of any maintence
works required.
We will conduct a final inspection when the property becomes vacant before re-letting
the property or returning it to you.
Organise maintenance & repairs.
If it becomes necessary to evict a tenant we will prepare and service notices on
the tenant. All associated costs will be the landlords reponsibility. There is an
initial fee for the above and a small additional fee to re-let the propety each
time to tenants move out.
There is also a monthly commission.
Fees are deducted from the first months rent which is obtained in advance, and commission
is deducted from each months rent thereafter before payment.
